Midtown sits between Downtown and the Museum District and is about as walkable as Houston gets. Mid-rise and high-rise condos, townhomes on tight lots, light rail down Main Street, and a restaurant and nightlife scene that carries the area's weekend traffic.

It draws two distinct buyers: professionals who want to be able to leave the car at home, and investors who want the rental demand that comes with that. Both need to look carefully at HOA structures, parking allocations and building reserves. The numbers vary enormously between buildings that look similar from the street.
